Building a home or fitting out your business? It's the same team either way.
Homes that suit how you actually live
We price the site costs before you sign, explain the approvals in plain English and give you a programme you can plan the rest of your life around.
Built around your lease and your opening day
Your rent starts whether the fit-out is finished or not. So we plan backwards from the day you want to open, and deal with the landlord, the certifier and the trades along the way.
We'll build the shed and fit out the office inside it.
Normally you'd hire a shed company for the building, then go hunting for someone else to do the office, the lunchroom and the toilets. We do both on one programme and one quote, so the place is ready to use the day we finish.
- Plumbing, power and data worked out before the slab goes down
- Mezzanines, amenities and showrooms done as part of the same job
- One licensed builder answering for the lot
A builder who explains things properly
Around Canberra you'll usually find a home builder, a shed company and a fit-out firm, and none of them touch each other's work. We do all of it as one licensed builder, so you're never stuck in the middle when something needs sorting out.
You deal with one builder
We're licensed in the ACT and NSW and we answer for every trade on your job. Our licence numbers are on this site so you can look them up yourself.
Quotes you can actually compare
Every quote shows what's included, what's only an allowance and what the site costs are, each on its own line. The quote and the first site visit are free.
Built for your block
Slabs, frames and sheds are engineered for your soil, your slope and the wind on your site, and you get the paperwork that proves it.
Easy to get hold of
One person looks after your job from the first visit to handover, and keeps you posted so you're never left wondering what's going on.

Good to know before you build in Canberra
A few things that catch people out around here. None of them are deal breakers, but they're far cheaper to plan for than to discover halfway through a job.
New homes in the ACT can't connect to gas
The ACT has stopped new gas connections for new homes, so heating, hot water and cooking all run on electricity. We plan for heat pumps, decent insulation and solar from the first sketch, and your running costs usually come out lower for it.

Building a new homeBuilt before 1990? Check for asbestos
Plenty of older Canberra houses have it in the eaves, the wet-area walls or under old floor coverings. It has to come out with a licensed removalist before a renovation or demolition, so we arrange testing early and put it in the price instead of springing it on you later.
Knockdown rebuildsShed rules change at the border
In the ACT a shed or garage counts as a Class 10a building, and its size, height, setbacks and your block's solar envelope decide if it needs approval. Over the border in NSW small sheds can be exempt, while bigger ones need a CDC or a DA. We check your block before you commit to anything.

Sheds and garagesEvery fit-out priced line by line
Joinery, changes to power, data and air conditioning, and after-hours work move a fit-out's price the most. So every fit-out quote is broken down line by line, and you can see exactly where your money is going.
Commercial fit-outsWhat does building cost in Canberra?
What pushes the price up or down, and the costs people tend to forget about. When you're ready, the quote and the first site visit are free.
What you'll pay comes down to your site and the inclusions you choose: the slope and soil of the block, the size and shape of the building, and the kitchen, bathrooms and finishes. That's why we don't publish prices. We walk your site for free and give you an itemised quote, line by line.
What drives the price, and how long each job takes
| Project | What moves the price most | Time on site | Usually the right fit when |
|---|---|---|---|
| New home | Size and storeys, slope and soil, kitchen, bathrooms and finishes | 9 to 14 monthsafter 2 to 5 months of design and approvals | You have a vacant block or a lot in a new estate |
| Knockdown rebuild | Asbestos and access for the demolition, the block, and the new home's size and finishes | 10 to 16 monthsfrom demolition to handover | You love the location but the house no longer works |
| Extension | Size, wet areas, building out or up, and joining it to the house | 3 to 6 monthsonce approvals are in place | You need one or two more rooms, not a whole new house |
| Shed or garage | Floor area, height, doors, the slab and your site's wind rating | 2 to 6 weeksincluding the slab, once approved | You need a garage, workshop, storage or commercial shed |
| Office fit-out | Rooms, joinery, changes to power, data and air, and after-hours work | 3 to 6 weeksfor small offices and shops, 8 to 12+ weeks for larger ones | You're moving into, or refreshing, an office or shop |
Every job is priced for its own site and inclusions, in a free, itemised quote.

Questions people ask us
Do you charge for a quote?
No. The quote and the first site visit are free.
How much does it cost to build a house in Canberra?
It depends on your block, the size and shape of the house and the inclusions you choose. A steep or rocky block needs more footings and site work than a flat estate one, so we walk the block for free and give you an itemised quote. Our cost guide explains what moves the price.
How long does it take to build a new home in Canberra?
Most homes take somewhere between 9 and 14 months on site once the plans are approved. Allow another two to five months before that for design and approvals.
Is it cheaper to renovate or knock down and rebuild?
It depends how much of the house you'd change. For one or two extra rooms, extending is nearly always cheaper. If you'd be redoing most of the floor plan, the roof and the services, a rebuild often costs about the same and you end up with a brand new house. We do both, so we're happy to price both. Try our renovate or rebuild tool.
Can you build a commercial shed and fit out the office inside it?
Yes. We build the shed and fit out the office, lunchroom, amenities and mezzanine inside it as one job, on one programme and one quote. Plumbing, power and data are planned before the slab goes down, so the building is ready to use the day we finish.
Do I need approval to put up a shed?
Sometimes. The rules are different in the ACT and NSW, and they depend on the size, height and position of the shed on your block. Send us your address and what you're after, and we'll tell you which approval you need, if any.
Can a new home in the ACT be connected to gas?
No. The ACT no longer allows new gas connections for new homes, so heating, hot water and cooking run on electricity. We design all-electric homes from the first sketch, with heat pumps, good insulation and solar, and running costs usually come out lower for it.
How long does an office or shop fit-out take?
A small office or shop fit-out often takes 3 to 6 weeks on site, and larger fit-outs 8 to 12 weeks or more. Design, landlord approval and certification come first, so we plan backwards from the day you want to open.
Can you fit out our shop or office while we keep trading?
Often, yes. We stage the work and move the noisy jobs to after hours or weekends where the building allows it. We'll go through it with you before anything starts.
Which areas do you cover?
Canberra and the towns around it on the NSW side, including Queanbeyan, Jerrabomberra, Googong, Bungendore, Yass, Murrumbateman, Gundaroo, Sutton, Hall, Braidwood and out to Goulburn. If you're a bit further away, give us a ring anyway.
Are you licensed and insured?
Yes. We hold builder licences in the ACT and NSW, and our licence numbers are listed on this site with links to the public registers so you can check them yourself.
